For agents, brokers and owners selling or renting. US, UK, Australia and Canada.
Your listing, written to sell.
Send the facts about the property. We write an MLS-ready description plus three short versions for portals, social and a flyer, from your facts only, and check every word against a fixed fair-housing list. In 2 days. Nothing invented.
Everything on this page marked SAMPLE describes a made-up property on a made-up street. See the full sample pack.
Why it matters
Describe the property, never the people.
Some words are not allowed
The Fair Housing Institute's advertising word list marks “safe neighborhood”, “empty nesters”, “near church(es)”, “adults only”, “mature couple” and dozens more as unacceptable in housing ads, because they refer to protected groups or discourage some buyers. Its own note: the list is a best-practice guide, not legal advice.
15 phrases agents still use
A Greater Boston Real Estate Board article lists phrases to ban from property descriptions: “great schools”, “safe neighborhood”, “nice neighbors”, “walking distance”, “near churches”, “master suite”, “great family home”, “perfect for the kids” and more, with the swap for each. Our check sheet uses the same swaps.
What we will not do
We will not invent a feature, a measurement, a year or a distance, and we will not write urgency we cannot source. If a fact is missing, we ask instead of guessing. Your MLS rules and your board's rules still apply; our check is a fixed word list, not a legal opinion.
Sources: Fair Housing Institute, “Fair Housing Advertising Words and Phrases List” (PDF; the acceptable and unacceptable columns) and Greater Boston Real Estate Board, “Don't Violate Fair Housing! 15 Words to Ban From Property Descriptions” (Christy Murdock, courtesy of Inman News), both read on 15 October 2026. Neither source is about our service.
How it works
Three steps. That is it.
Send the facts
Beds, baths, size, year built, the features and upgrades, what is nearby with distances if you know them, and a photo or a link to the photos. Two minutes in the form below. A rough draft of your own is welcome; we will fix it.
We write it
An MLS-ready description under 1,000 characters, a portal version, a social post and a flyer block, plus two headline options. Every line comes from your facts. Then we run every phrase through the fair-housing list and swap what fails.
You get the pack in 2 days
A PDF and a plain-text file with all four versions, the headlines and the check sheet (what we changed and why). One round of edits, free, if a fact changed or we got one wrong.
Free check
Does your draft describe the house, or the people?
Paste a listing description. The check runs in your browser against a fixed list of 101 words and phrases from the two sources above; nothing is sent anywhere. It is a word match, not a legal opinion, and it misses coded language a reader would catch.
Flag = on the Fair Housing Institute's unacceptable list. Caution = on the Inman list of phrases to drop, or a group-of-people phrase. Acceptable words on the Institute's list (family room, nursery, walk-in closet, quiet, private entrance) are not flagged.
What you get
Four versions, two headlines, one check sheet.
The main description
Under 1,000 characters, so it fits most MLS remarks boxes. Opens with the type, size, lot and year, then the kitchen, the bedrooms, the outside, the systems, and what is nearby with distances.
Three short versions
A 300-character portal summary, a social post that reads like a person wrote it, and a six-line flyer block with the headline facts. All from the same facts, so nothing contradicts anything.
What we changed and why
Every phrase we checked, whether it was a flag or a caution, which list it came from, the swap we used and one line on why. Keep it with the listing file.
The price
One price. One property.

Plain truth: we write only from what you give us and invent nothing. We are writers, not licensed agents or lawyers; the fair-housing check is a fixed word list, not legal advice, and your MLS and board rules still apply. ListedSimply sells one professionally written property description for a flat $29, usually within 24 hours (its published price, read 15 October 2026); ours is $29 for four versions plus the check sheet, in 2 days. Refunds: if the pack is late, or you are unhappy within 7 days and we cannot fix it, you get your money back.
Questions
Straight answers.
Will you add features to make it sound better?
No. If you send “kitchen renovated”, we ask when and what was done; we do not write “chef's kitchen” unless you tell us what makes it one. Every measurement, year and distance in the copy is one you supplied.
Is the fair-housing check legal advice?
No. It is a fixed list of words and phrases from the Fair Housing Institute's published list and an Inman article, applied by hand to your copy, with the swap for each. Your MLS, your board and your state or country have their own rules. If you have a legal question, ask a lawyer.
Does this work for rentals and for the UK, Australia and Canada?
Yes. The structure is the same: type, size, rooms, condition, outside, what is nearby. Spelling and units follow your country (square metres and “garden” in the UK; square feet and “yard” in the US). The word check is built on US fair-housing lists; the “describe the property, not the people” rule reads the same everywhere.
How long is an MLS description allowed to be?
It varies by MLS. Most remarks fields take between 500 and 1,500 characters, so we keep the main description under 1,000 and give you the 300-character portal version for tight boxes. Tell us your limit in the notes and we will fit it.
Do you need photos?
They help us get the order of rooms and the feel right, but we never describe something we only see in a photo without you confirming it (a “new” roof in a photo is just a roof). Upload one or paste a link to the gallery.
Who does the writing?
AI tools draft from your facts; a person checks every line against your facts and the word list before it goes out. No fact gets in that you did not give us.
